One Manhattan West
Located at the corner of 33rd Street and Ninth Avenue in Manhattan, this 67-story, Class A office tower is one tower in the $4.5 billion Manhattan West development. Of the 2.1 million square feet, 100,000 is set aside for retail use on the first two floors.
Working in concert with the design and development team, Vidaris’ energy efficiency consulting yielded significant energy
cost savings, including these measures:
• A 1000-kW co-generation plant with heat recovered for service hot water and space heating
• Condensate heat recovery from steam
• High efficiency DX equipment with water side economizer
• Daylight dimming in lobby and amenity areas
Vidaris also performed THERM modeling to provide advice on the design of the lobby envelope.
Sustainability consulting supported, among others, these design features:
• Water efficient landscaping including rainwater capture to reduce runoff by 25% compared to the preconstruction baseline
• Measurement & verification for the base building
• LEED Gold pre-certification
• Campus strategy for maximum open space
• Significant water use reduction
NYSERDA has cofunded Vidaris’ consulting and provided hard-cost incentives as well. The building’s ascension style is inside first and outside curtain wall second, a distinctive addition to the skyline. Vidaris consulted on the building envelope and is providing monitoring of the construction on site.
The Amberly (203 Jay Street)
203 Jay Street's The Amberly is a new, mixed-use development in downtown Brooklyn featuring an 8-story commercial podium with both retail and office space underneath a 29-story residential tower with 270 units, totaling 355,000 square feet. Amenity spaces include a 9th-floor terrace, a 33rd-floor terrace and a rooftop deck. The tower features a combination of glass window wall and metal panels alongside a base of terracotta panels.
Vidaris provided building envelope consulting and monitoring services for the project, including the exterior wall, roofing and waterproofing.
The project architect was Woods Bagot and Vidaris' client was AmTrust Realty Group.
Congress Square, located at 40 Water Street, is a commercial office development featuring both office and 43,000 sf of retail space located in the heart of Downtown Boston. The building’s base was fully restored, a seven-story curtain wall addition was placed atop, and a custom designed fiberglass reinforced plastic soffit was developed to merge the two, creating an amazing adaptive reuse project. The new addition cantilevers 24 feet over the side of the historic base.
Congress Square earned a Special Mention in 2016 by Architizer’s A+ Awards.

Graduate Hotel Roosevelt Island
Vidaris is assisting Stonehill & Taylor Architects by providing exterior wall, roofing and waterproofing consulting and monitoring for the new hotel project on Roosevelt Island, part of the master plan for the Cornell Tech campus, in addition to exterior wall energy code compliance consulting. The hotel will be 18 stories tall and approximately 148,000 sf and will feature floor to ceiling windows, a full-service restaurant, a rooftop bar and 3,000 sf of meeting and event space. It will connect to the future Executive Education Center building. It is expected to open in 2020.

1289 Lexington Avenue
Vidaris is currently providing exterior wall, roofing and waterproofing consulting and monitoring services for The Hayworth, an 18-story condominium building with a four-story, 25,000 sf retail base on the corner of 86th Street and Lexington Avenue. Rising 210 ft tall, the new development will contain 63 units as well as a rooftop terrace and other amenities including a private library, children’s playroom, studio and gym space. Its facade is composed of limestone cladding, over-sized windows and dark metal elements.
Vidaris was additionally requested to provide additional job site monitoring for the installation of the insulation, cladding and windows, including caulking, as well as both energy code compliance consulting and energy code progress inspections to help meet NYCECC.

Located in Somerville’s Assembly Square, the new Partners HealthCare holds administrative offices along with 100,000 square feet of retail and dining and a parking garage. Partners HealthCare is the state’s largest private employer. The project is part of the first phase of the 1.1 million square foot, 45-acre Assembly Row development.
Vidaris was involved from the schematic design phase through the job site monitoring phase. Vidaris’ services include exterior wall, roofing and waterproofing consulting and monitoring, encompassing green roof and foundations.

138 East 50th Street (Centrale)
The “Centrale”, designed by Pelli Clarke Pelli, is Ceruzzi Properties’ first luxury supertall residential condominium tower in Manhattan. As exterior wall consultants, Vidaris took an active role in designing the various components of the exterior wall, monitoring visual and performance mock-ups of wall assemblies, as well as monitoring fabrication and on-site erection of wall panels. The 64-story tower encompasses 270,000 gross square feet, with 4,588 square feet of retail at the ground level and 124 condominium units above. The terra-cotta infused glass façade, staggered setbacks, and geometrically shimmering screen wall along the podium grant this project a unique aesthetic in an ever-changing Manhattan skyline. Vidaris also provided energy code progress inspection services for the project.
The new Winthrop Center tower is replacing a 4-story public garage in the Financial District of Boston. Set to be almost 700 feet tall, the development will be mixed use, containing approximately 500 residential units, offices and retail space as well as an underground garage, and will be a market leader in sustainability and resiliency, seeking certification as a Passive House Pilot Project as well as LEED Platinum.
Vidaris is providing exterior wall, roofing and waterproofing consulting, and will be providing site monitoring.

Park Loggia (1865 Broadway/15 West 61st Street)
This glazed terra cotta clad residential tower is comprised of 172 condominium and rental apartments in a 26-story tower atop a 6-story podium with retail space. The facade features deeply recessed windows and the podium features a large terrace at its top. At the pinnacle of the tower is a three-story/triple-height loggia surrounding mechanical spaces.
Vidaris’ various disciplines collaborate synergistically on this project. Vidaris consulted on the energy performance implications of the façade, HVAC and lighting in the context of Zone Green, LEED and the NYC Energy Code. For facades and roofs, the Energy group collaborated closely with Vidaris’ Envelope group to develop cost-effective, energy-efficient solutions. The Envelope group provided consulting during design, and inspections during construction.
Using THERM, Vidaris modeled the thermal performance of each of the components of the exterior wall, from spandrel panels to columns to party walls. These values were then used in energy modeling, where options included among others:
- Enhanced envelope performance
- Condensing modular boilers
- High efficiency water source heat pumps
- Several options for combined heat and power (CHP) plant (cogen system) with capacity rating from 100 - 200 kW
Vidaris’ sustainability services include full LEED Project Management from initial goal setting sessions to detailed credit reviews, LEED specification, submittal reviews, and preparation/coordination of the LEED submissions to the GBCI. Included in the LEED scope are highly efficient MERV 13 filters for individual apartments, stormwater detention tank for resiliency benefits, and a vegetated roof terrace.
Additionally, Vidaris’ sister company, LPI, provided commissioning and Energy Code Progress Inspections.
Vantage at Liberty Harbor North, 33 Park Avenue
Vantage, a new luxury 448-unit waterfront rental building by Fisher Development Associates and s9 Architecture, rises 45 stories into the Jersey City skyline. The building’s signature glass-curtain wall building features a sixth-floor amenity deck and 5,000 sf of retail space at its base.
Vidaris provided full building envelope consulting and monitoring services for the development in addition to energy and green consulting.
