Parkchester South Condominium is situated on 121 acres and includes 116 multi-story buildings. The complex underwent a major capital improvement that included complete high-performance window replacement of more than 65,000 new windows, new high-capacity electrical wiring and copper piping in all 12,271 apartments. Vidaris performed consulting and monitoring services related to the window replacement in all 116 buildings for all thermally broken, low-e coated argon filled window units. Vidaris’ work included collaboration with design team professionals, interpretation, and establishment of design criteria and preparation of design drawing and specifications, and inspection during installation. Vidaris assisted the ownership in the solicitation and review of contractor bid proposals, shop drawing review and field testing. Vidaris inspected and reported on installation in progress over a three year period and witnessed periodic field testing. For the South Condominium, Vidaris continues to work with the investors, management and condo board to facilitate an ongoing program to maintain the buildings and avoid deferred expenses which could become prohibited in a complex of this size. Vidaris has also performed Local Law 11/98 Inspections and facade and roof consulting for the project over the years, including when it underwent a facade and roof replacement in 2008.
